Abbey Springs, a 300 acre gated golf community, established in 1969 in Fontana, Wisconsin, on the SW corner of Geneva Lake in Walworth County. Abbey Springs is an integrated or "bundled" community with 580 residential units; (somewhat unusual, most gated community homeowners associations and clubs are managed separately) with a Master Condo Association Board that governs all common property. Within the Master Association, there are fifteen separate condo areas and the President of the Association is President of each area. The housing types are condominium, townhomes and single-family homes.

There are a variety of dining venues at Abbey Springs. The Clubhouse Grille at the main clubhouse of 65,000 sq. ft. serves not only the golfers before and after golf, but families too. For those celebrating special occasions the banquet facilities will accommodate groups up to 250 guests. With the pools just down the stairs, members and guests can order food and take a break from the sun at the seasonal Pool Café. Upscale casual dining is offered in the evenings at the Yacht Club which sits on the lake and offers some of the best views in all of the greater Lake Geneva area. During the summer months the Below Deck outdoor restaurant and bar becomes a major activity hub for our families and their guests.

The gem of Abbey Springs is the 18-hole golf course set among the rolling hills of Geneva Lake's beautiful south shore, in the heart of one of America's favorite resort areas. Golf Digest recently rated it 4.5 stars, out of 5.

Abbey Springs Recreation Center has a little bit of something for everyone. The amenities include two upscale locker rooms, family changing rooms, a beautiful aquatic facility with indoor, outdoor and kiddy pools; a two story fitness center, a tennis program with four clay courts and a separate pickle ball area; a family game area, children's programs, water aerobics and yoga.

The Abbey Springs Marina services and holds more than 275 of the owner's boats on the water and in dry storage. Also on the lake, Abbey Springs offers a park with playground, our own sand beach, bocce courts, basketball court and a large tent for private functions.

Although the Abbey Springs Community is open year round, the highly seasonal activity occurs between May and October.

Some of the unique features of Abbey Springs are:

ˇ         Each home owner is a full "member" and entitled to use the recreation facilities.

ˇ         The Recreation facilities have a book value of ~$20,000,000; and real value of more than $30,000,000.

ˇ         Recent Capital Improvement projects throughout totaling $18,000,000.

ˇ         Annual Gross Revenues of $7,000,000 with $2,000,000 in F&B sales.

ˇ         Employees: 85 year-round with an additional 120 in season.

The overall conditions of the facilities is excellent; both the Main Clubhouse and Yacht Club were remodeled and expanded to modernize the look and functionality. In addition, a recent building replacement program took place within the last 10 years which included the Turf Care Center with golf cart storage and a separate Community Maintenance building which supports condo maintenance and the common areas.
